The Building


28 Lyall is a world-class building created by multi-award-winning
architectural design firm, Bates Smart. A modernist interpretation
of South Perth’s horizontal streetscapes, 28 Lyall is a collection
of extraordinary homes, stacked vertically to create a village in the sky.

Designed to enhance the human experience, the building features
an array of purposeful spaces to escape, relax and entertain, including
a ground floor café, private residents dining room and lounge,
landscaped deck with alfresco BBQ area, fully equipped gym and
heated pool. Lush landscaping on the podium level and residence winter
gardens have been included to enhance the wellbeing of residents.

Designed with sustainability in mind, the building incorporates extensive use of glass to leverage its northern orientation, as well as double glazing, natural cross flow ventilation, solar panels to reduce energy costs and electric vehicle charging stations.

Resident safety has also been prioritised with the inclusion of residence video intercom systems, CCTV coverage of communal areas, lobbies and car park, keyless entry to car park, lifts and secure bike storage.


Beyond the exclusive two-storey integrated workspace residences,
28 Lyall incorporates a collection of commercial suites for
residents seeking to reduce travel time to work with an office
much closer to home.
